    The Developer - Hutton Developments

    Gerard Hutton is the proud owner of Hutton Developments Ltd. who, after many years of owning a construction company, is excited to bring his own development to happy and satisfied new homeowners.


    Gerard started his career as a boat builder which has taught him the importance of craftsmanship, perfection, and the eye for detail to get things looking as good as they can. It is these qualities that have become the hallmark of his building company Hutton Developments Ltd., who will be undertaking the development.


    The design and architecture for his new project “Gloria Gardens” reflects Gerardʼs idea of a home that he himself would love to live in. At the forefront of his mind was practicality and comfort, with ample storage solutions ensuring clutter-free living spaces. Being a hobby chef meant that the kitchen was conceived to be both functional and inviting, equipped with top-of-the-line appliances and ample counter space for effortless meal preparation. Last but not least, was his desire to use materials of high quality and longevity to minimise the need for frequent repairs or replacements and ultimately adding to the homeowner's satisfaction and investment value.

    How much money is required upfront?

    A 10% deposit is required to secure your preferred home, which will be held in escrow until the title and CCC are issued.

Hutton Developments is known for their attention to detail and is experienced in high-end-quality homes and renovations, check out their social media sites (Facebook & Instagram) to see some of the amazing work they have completed.

    Do these qualify for the Kaingara Ora?

    If you qualify for the Kaingara Ora sharing ownership scheme, you could put the conditions of acceptance from Kaingara Ora in the agreement or submit the documents to Kaingara Ora for a special approval before making an offer.

    Any specials on these packages?

    The first two buyers will receive a $5000 gift card or allowance for any specification upgrades or furniture purchases.

    Any warranty and/or guarantee?

    All houses built by Hutton Developments come with a 10-year Building Warranty for peace of mind and security, as well as with 12-month defect repair period.

    Is the price changeable or a fixed price?

    Once agreed with a formal contract in place, the purchase price is fixed.

    Can I sell these to a third party?

    Yes, you are able to with the permission from the Developer. Site visits or site advertising/signage is not permitted, unless granted by the Developer. Please note, if your nomination is GST registered you should discuss this with your agent prior to signing the contract.

    Can I make changes to the properties?

    The sunset clause states that no changes can be done on the properties except for upgrades on specifications.
